Window Cleaning in Ojai.
No marine layer, no salt. Ojai glass has a different problem: dust and hard water.

Inland Heat, Orchard Dust, Hard Water.
Ojai sits inland behind the coastal ridge, so the salt problem that defines Santa Barbara barely applies. What replaces it is dust — off the orchards, off unpaved drives and shoulders, and off the hills every time the wind comes up. It arrives dry and it arrives constantly through the long hot stretch of the year.
The water is the bigger issue. Mineral content in this valley is high enough that ordinary tap water is actively working against you: rinse a window with it and it dries into spots. That is the entire reason we run deionized water, which has the dissolved minerals stripped out and dries clear.
Sprinkler and irrigation overspray does the same damage here, faster. On a ranch property with lines running near the house, ground-floor glass can develop visible mineral buildup within a single season.
Water quality
391 Parts Per Million. Almost 23 Grains.
This is not a guess. Casitas Municipal Water District’s 2024 water quality report puts the Ojai Water System — the wells under the town itself — at 391 ppm total hardness, or 22.9 grains per gallon. Water delivered from Lake Casitas is easier at 286 ppm, about 16.7 grains.
The US Geological Survey draws the line for “very hard” at 180 ppm. The wells serving Ojai come in at more than double it.
So when an Ojai window spots after cleaning, the cleaning is usually not the problem. The rinse is. Hard water at 391 ppm dries and leaves almost 400 milligrams of dissolved mineral behind in every litre that evaporates off your glass. We run deionized water for exactly this reason: minerals out first, so nothing is left when it dries.

What a Ojai Job Costs.
Most companies here make you call to find out. We would rather you know roughly where you stand before you pick up the phone.
Typical Ojai home
$175–$425
Exterior glass, sills and frames on a typical Ojai home. Larger ranch properties and outbuildings sit above this range.
Where you land in that range depends on the package you put together. Exterior glass is the baseline. Adding interior, screens, skylights, tracks or hard-water removal moves the number, and so does putting windows together with gutters, solar or a wash-down on the same visit.
Which is why we quote in person rather than over the phone. We come out, walk the property, count the glass and look at the access, then give you one number covering everything you have chosen. It is free, and there is no obligation to book.

Ojai Questions.
How much does window cleaning cost in Ojai?
Most Ojai homes run between $175 and $425 for exterior window cleaning, including glass, sills and frames. Larger ranch properties and outbuildings sit above that range. Hard-water mineral removal is quoted separately once we have seen the glass. Every quote is free and given in person at the property.
How hard is the water in Ojai?
Very hard. Casitas Municipal Water District reports the Ojai Water System at 391 ppm total hardness, or 22.9 grains per gallon, in its 2024 water quality report. Water from Lake Casitas is 286 ppm, about 16.7 grains. The US Geological Survey classifies anything above 180 ppm as very hard.
Why does my Ojai glass spot even after it is cleaned?
Almost always the water. If a window is rinsed with hard tap water and left to dry, the minerals stay behind as spots — the cleaning was fine, the rinse was not. Deionized water solves it, which is what we use on every job.
Do you come out to Ojai and Meiners Oaks?
Yes, both, along with the upper valley. It is a drive from Santa Barbara, so we schedule Ojai work in blocks — if you are flexible on the day, it is easier to fit you in sooner.
Is dust worse than salt for windows?
Different, not worse. Dust sits on the surface and comes off readily. Salt film is stickier and rebuilds faster. The real difference in Ojai is the hard water, which is the one that causes permanent damage if it is left long enough.
